Here are a few things for you to consider when you are viewing potential spaces

The size of the space 

Think about the number of desks that you need and how big those desks should be.  Most of our filing is done electronically these days, but some businesses need to store paper documents, where will they go? What else do you need? A meeting point? Breakout area?

How secure is the building you are looking at?

Whilst most office spaces have lockable individual office doors, what about the communal areas. How safe do you feel? Ask plenty of questions around the way the building operators with its other tenants and visitors.

Power points, ethernet and Wi-Fi 

We probably all expect these items to be covered, but do they meet your needs? What internet speed do you need? How will your computers connect to the internet within the building? Do you need something else?

What's included in the price?

Ask lots of questions on what is included, don't get stung by hidden extras.  Parking, phone systems with or without call inclusions, access out of normal hours, small business rates(where applicable) can all be charged separately by providers.

Location

Think about what you and your staff members will do at lunchtime and other breaks. Are there facilities within walking distance?  If there are no facilities nearby do mobile food providers call at the building?

What about additional services 

If you are self-sufficient then perhaps none of these apply, but again they are worth considering.

• Does the building have a dedicated meeting space?
• Is a kitchen area provided?
• Do they provide access to photocopiers and administration services?
• How will your visitors be managed on arrival?
